834 N. Wood St., Chicago, IL

This existing turn-of-the-century apartment building with ground floor storefronts was particularly well suited to conversion to condominiums. It was an existing nonconforming building, that is, the amount of existing square feet contained in the building , as well as the number of existing dwelling units, exceeded current zoning requirements. The building before conversion contained 15 apartments and one storefront. These were renovated and modified to include (7) 2 bedroom/ 1 bath units and (8) one bedroom/one bath units. A total of 4 different unit types were developed. The existing 4 car garage was demolished to provide on grade open parking for 7 cars.
